The Project Management Process:
• Act as the owner’s representative between the design team members and various agencies.
• Establish and monitor the total project budget.
• Assist the owner in selecting the architect and engineers.
• Coordinate the owner’s requirements with the design team members.
• Review progress sets of plans prior to submitting to agencies for approval.
• Assist the owner in selecting contractors for bidding and prepare the Request for Proposals.
• Coordinate drawings of the architect and engineer prior to obtained proposals from Construction Managers or Contractors.
• Obtain and review and analyze proposals from contractors.
• Monitor the day to day construction activities as required.
• Review and approve contractor requisition.
• Coordinate the day to day questions and field condition issues.
This is a brief representation of the many aspects of Project Management. The PM’s goal is to monitor the details of pricing, budget, scheduling and coordination to insure a project that is within budget, on schedule, and represents the intent of the owner.

$22,000,000 assisted living and nursing facility. Providing owner representation from the programming through the current construction phase. Attended all project team meetings during the pre-construction phase and provided input to the pricing, scheduling, and programming of the project.

$5,000,000 - New Boy’s and Girl’s Club. Provide construction monitoring, review requisitions, and prepare monthly status reports.
This project included a state of the art competition size swimming pool.

$15,000,000 - New outpatient care facility. Provided project management services for the Project Manager to help expedite completion and punch list during the last five months of the project. Coordinated tenant move-in schedule.
